Your needs set the direction
I encourage you to hire our firm to help you navigate your options and ensure your family and business are fully prepared.
Below is an overview of how you can purchase a home using an Individual Taxpayer Identification Number (ITIN), along with specific options for your budget.
01
Identity Verification
The critical first step is identity verification. Instead of mailing original, valuable documents (such as a passport) directly to the IRS, you can use local in-person services or a Certifying Acceptance Agent to verify your identity on the spot.
02
Buying a Home with an ITIN
You can purchase a home in the U.S. using an ITIN through specialized programs offered by select credit unions, community banks, and non-QM (non-qualified mortgage) lenders.
Process Overview:
- Documentation: Valid ITIN letter/card, valid foreign passport or consular ID, 2 years of tax returns/W-2s/1099s (or 12–24 months of bank statements), and alternative credit references (utility bills, rental history).
- Down Payment & Funds: Typically 10% to 20% down (some specialized programs accept 5%). Funds must be seasoned in a U.S. bank account.
- Pre-Approval & House Hunting: Partner with an ITIN-experienced lender for pre-approval and a real estate agent familiar with non-traditional financing.
- Closing: Underwriters manually review alternative credit before finalizing paperwork through a local title or escrow company.
03
Purchasing Power with a $5,000 Down Payment
Because standard Metro Atlanta single-family homes average over $350,000, a $5,000 down payment limits your purchase budget:
Financing Options
- 5% Down ($5,000): Up to a $100,000 purchase price (requires specialized Non-QM programs).
- 10% Down ($5,000): Up to a $50,000 purchase price (typically restricted to mobile homes or rural properties).
Note on Closing Costs: Expect an additional $4,000 to $6,000 for closing costs (appraisal, title fees, insurance). Your agent can negotiate "seller concessions" to ask the seller to cover these fees.
04
Down Payment Assistance (DPA) & Local Options in Georgia
While state-backed programs like Georgia Dream require a Social Security Number, you can explore:
Down Payment Assistance
- Private Credit Unions: Institutions like Credit Union of Georgia partner with funds like FHLBank Atlanta, offering up to $17,500 in first-time homebuyer assistance.
- Local Brokers: Firms like Truss Financial Group, Luminate Home Loans, and Supreme Lending offer portfolio products with manual underwriting for ITIN buyers.
- Gifts or Co-Signers: Financial gifts from relatives or a qualified co-signer can help meet down payment requirements.
05
Realistic Property Types in Metro Atlanta (<$100,000)
- Condominiums & Townhomes: Older 1- or 2-bedroom units in areas like South Fulton, Clayton County (Jonesboro, Riverdale), or DeKalb County (Lithonia, Stone Mountain). Note: The lender must verify that the HOA meets financing guidelines.
- Manufactured/Mobile Homes: Properties on owned land in outer metro counties like Cherokee, Paulding, Forsyth, or Gwinnett.
Should the $5,000 cover both the down payment and closing costs, or do you have separate savings for fees?
